Steller agents launch video series to help you plan a downsizing move



With the virus lock-down making it impossible to attend any public events, agents at The Steller Group Senior Solutions have repackaged their popular live seminars into videos — for seniors who want to make that big move into something lower-maintenance and single-level.

As of today, you can watch their first online video installment of a series with the content from those seminars, to include ideas on getting the most value out of your home, prepping it for sale, thinning out all of the “stuff” that accumulates over decades of ownership, and finding attractive possibilities and locations for that next home.

After a frenzied early 2020 real estate market fueled by low inventory and high demand, Steller agents say they’re seeing a respectful and necessary pause across the industry due to local and state orders related to COVID-19.

“The real estate market is starting to hit the pause button,” says Steller broker-agent Blair Bryant, still reporting traffic and sales from previous weeks that look more like the super-seller’s market year of 2017 rather than the two slightly cooler years in between.

“Up until the stay-at-home order, many properties had been going under contract in 48 hours,” he notes.

That includes a home the team listed last week at $1.2 million that drew two strong offers in a single day.

According to broker-owner Conrad Steller, the statewide stay-at-home order specifically excludes real estate transactions, allowing all existing transactions, including all parties involved in the process, to work to bring those to completion.

“We have nearly 40 clients under contract, and only one has terminated due to circumstances surrounding COVID-19,” says Steller. “Everyone needs a roof over his or her head, especially during this time, and we’re working hard with our clients to help them close.”

Some longtime homeowners, adds Bryant, need to sell following a hardship or other stress.

“A decision to move is often not voluntary. People don’t wake up one day and decide they want to move.”

The Steller Group is following the state order — pausing all current and future sales activity during this time, save for specific needs. In those cases, agents work with clients case-by-case within guidelines of the state order.

“Some clients will put things on hold and wait for things to settle down, but others will need to move,” Bryant predicts. “Life happens.”

Bryant notes that the stay-at-home order impacts vast numbers of buyers and sellers.

“Homeowners who are looking ahead to a post-emergency market can prepare by reviewing our online seminar videos, each addressing a critical part of a senior downsizing or ‘rightsizing’ move,” says Bryant.
